VIEWINGS:

If your home is already on the market then you can continue to advertise it For Sale but you should not let people in to view it.  Fraser Reeves will register all interested parties and will only arrange viewings once it is safe to do so.  Applicants will be booked in order of registration.  There should be no visitors into your home, and you should therefore not conduct viewings.

HOMES NOT ON THE MARKET:

It will be more challenging to put your home on the market during this period as there should be no visitors to your home. Fraser Reeves will offer desk top valuations over the telephone and will be able to give you general advice about the local property market.  If you are thinking of selling it would be a good time to gather all the information you will need to provide to potential buyers.  Inviting unnecessary visitors into your home including estate agents or assessors is not advised.  

MAKING & ACCEPTING OFFERS:

The buying and selling process can still continue but be mindful that the process is likely to take a bit longer than usual.  Fraser Reeves will liaise with all the relevant parties i.e solicitors, mortgage advisors, and surveyors (some may go ahead via desktop valuation) in the normal manner up to exchange of contracts.  You are free to continue to accept offers on your property.

EXCHANGING CONTRACTS:

Once the contracts have been exchanged this means you have entered into a legal agreement to purchase that property.  If the property you are purchasing is unoccupied you can continue with the transaction.  If the property is currently occupied we would recommend all parties should work together to either delay the exchange of contracts until the stay at home measures are lifted, or include explicit contractual provisions to take account of the risk
